The Bridge Between Buying and Selling

A bridging loan provides short-term finance that allows you to purchase your new home before you've sold your existing property. Rather than being forced to sell first and potentially rent in between, a bridging loan gives you the flexibility to move at your own pace.

Bridging loans are typically interest-only during the bridging period (usually 6–12 months), with repayments capitalising until your existing property sells. Once sold, the bridge is repaid and your end debt — the ongoing mortgage — is established.

Q.How does a mortgage broker get paid?

Mortgage brokers are paid by the lender, not by you. When your loan settles, the lender pays us an upfront commission and an ongoing trailing commission for the life of the loan. In almost all cases there is no fee charged to you as the borrower. We are legally required to disclose all commissions we receive.

Q.How long does the home loan process take?

From initial enquiry to formal approval typically takes 2–4 weeks, depending on the lender, your documentation and application complexity. Settlement timelines are then set by the contract of sale. We can expedite applications where needed and will always give you realistic timelines upfront.

Q.What documents do I need to apply?

Typically: proof of identity (driver's licence, passport), recent payslips, employment contract or letter, last 2 years tax returns (self-employed), last 3–6 months bank statements, asset and liability statements, and details of the property. We'll give you a personalised checklist based on your situation.

Q.What is Lenders Mortgage Insurance (LMI)?

LMI is an insurance premium charged by lenders when you borrow more than 80% of a property's value (i.e. deposit is less than 20%). It protects the lender — not you — in case of default. The First Home Guarantee Scheme allows eligible buyers to avoid LMI with just a 5% deposit.

Q.Can I get a home loan with a 5% deposit?

Yes — through the Australian Government's First Home Guarantee Scheme, eligible first home buyers can purchase with just a 5% deposit without paying LMI. Single parents may qualify with 2%. Standard lending allows a minimum of 5% deposit, but LMI will apply unless you meet scheme criteria or have a guarantor.

Q.What is the difference between fixed and variable interest rates?

A fixed rate locks your interest rate for a set period (usually 1–5 years), giving you certainty on repayments. A variable rate moves in line with the RBA cash rate and lender pricing. Many borrowers choose a split loan — fixing a portion while keeping the rest variable.

Q.What is an offset account and how does it work?

An offset account is a transaction account linked to your home loan. The balance reduces the principal on which interest is calculated. For example, with a $500,000 loan and $50,000 in offset, you only pay interest on $450,000 — one of the most effective ways to reduce your overall mortgage cost.

Q.Can I refinance if I'm self-employed?

Yes. Self-employed borrowers can refinance, though documentation requirements differ. We work with lenders who understand self-employed income and can assess your application on full-doc and low-doc/alt-doc bases depending on your situation.

Q.What is a pre-approval and should I get one?

A pre-approval is a lender's confirmation they are willing to lend you up to a certain amount, subject to a property being identified. We recommend getting pre-approved before making offers — it gives you confidence that your finance is in order and strengthens your negotiating position.
