Stamp Duty Calculator — Victoria

Victorian stamp duty in ten seconds — including the first home buyer exemption to $600,000 and the sliding concession to $750,000 that most calculators fumble. Rates change and concessions have fine print; confirm final figures with the State Revenue Office or with us before you contract.

The thresholds that matter in 2026

First home buyers pay zero duty to $600,000, then a concession that phases out on a straight line to $750,000 — meaning every dollar of purchase price between those points costs real money in duty, and negotiating a $749,000 contract to $740,000 saves more than the discount suggests. Above $750,000, first home buyers pay full freight. General rates step through brackets to 5.5% flat between $960,001 and $2 million, and 6.5% above $2 million on the excess.

Duty is one lever of three

Smart first-home strategy stacks duty relief with the First Home Guarantee (5% deposit, no LMI) and the $10,000 FHOG for new builds — the combination frequently outweighs any price negotiation. Frequently Asked Questions

When is stamp duty payable in Victoria?
At or before settlement — your conveyancer arranges payment through the transfer. It's a settlement-day cash requirement, so it belongs in your deposit-and-costs budget from the first calculation.
Does the FHB exemption apply to investment purchases?
No — you must occupy the home as your principal place of residence for at least 12 continuous months. Buy-to-rent first purchases pay standard duty.
What about off-the-plan or PPR concessions?
Both exist with their own arithmetic — off-the-plan concessions deduct construction costs from dutiable value in qualifying cases. They're scenario-specific; ask us for a property-specific figure before you sign.
